ARC GUIDELINES FOR BENTWATER

 
 
 

ARC changes concern the modification of the outside of your home, your complete landscape (this is front, back and side yards), and all fencing/grading/earth-moving issues, plus additions to your property.  An ARC form must be completed and submitted to the HOA office before you make any changes.  Any unauthorized changes may result in your being fined, and could also impose other sanctions, so it's always best to ask first.  And, we're here at the HOA office to answer all your questions and give you assistance so that this will be easy and pleasant the first time around. The ARC form is on this website under Document Center.  You can download one, fill it out, write a check for the proper fee, and submit to us at the HOA office very easily --  as there is a fee involved, you may not just email us your submission -- please bring it by in person.  If you are in doubt at all about whether you need to submit the ARC form, please don't hesitate to call us at the office at 770-529-8585.

*Our Major Architect is on the property every other week to consider applications for architectural improvements.  This website also has the dates of all ARC deadlines on the calendar for you each month.  Please do not run in a late ARC form on the actual day the Architect is here, as he is unable to take them at that time -- the HOA must have these forms in hand in advance.*

BENTWATER DOES NOT HAVE A BLANKET LIST OF "APPROVED" COLORS OR CHANGES,
AND THERE ARE 4 TYPES OF FENCING YOU MAY CONSIDER


Please be aware, however, that just because one home(s) in the neighborhood has a certain color or roof style, these changes may not be approved for all homes, or your home.  Each home is considered on its own merit and the surrounding area.  And be aware that all four fence styles may not be approved for your home just because they are in the neighborhood at other homes.

Also, please use the ARC form to request outbuildings, sidewalks, additions to the driveway, swimming pools and the like.  With each ARC request, there may be other supporting documentation that will be needed in addition to the ARC form.  Please call us and we can guide you through these other requirements, if any are required.  Or bring us your ARC well in advance so that we can see if anything else is needed.
